Mayor Chris Beutler and Block 38 LLC will participate in the grand opening and naming announcement for the downtown Catalyst building at 10 a.m. Monday, July 23. The ten-story building is on the north half of the block bounded by 13th, 14th, "Q" and "P" streets. The $31 million project includes 17,000 square feet of first-floor retail, six floors of City-operated parking, 52 units in the Parkhaus residential complex on the top three floors, and a green roof.
"Retail tenants are getting ready to open, the garage is open and the residential units are all leased," Mayor Beutler said. "This major public-private investment in downtown Lincoln is the downtown 'catalyst' envisioned by planners. I congratulate all parties involved in this successful redevelopment project."
Mutual of Omaha and Chipotle are current first-floor tenants, and Scott Woodbury Wiegert are negotiating other leases.
This site on City block 38 was originally identified in the 2005 Downtown Master Plan for a major project that would tie into the Civic Plaza at 13th and "P"and provide additional parking. In 2007, the City began negotiations on a redevelopment agreement for the site, but negotiations ended due to the economic downturn. The City chose Block 38 LLC as the developer in 2009, and the groundbreaking for the project was in December 2010.
Sampson Construction oversaw the bidding and construction of the project, which includes $14.5 million in private investment and $16.5 million in public funding, including about $1.7 million in tax-increment financing for the parking garage. The development team also included Scott Woodbury Wiegert; Colmena Capital; Sinclair Hille Architects; Engineering Technologies; Desman Associates; Olsson Associates; and Structural Design Group.
