Basement Finish Requirements
For Single Family Residence

1. Ceiling Heights:
The minimum ceiling height in a finished basement is 7’-0”. Beamed or furred under ducts or piping cannot be less than 6’-6”.

2. Emergency Escape Exits:
All sleeping rooms and rooms with a closet or direct access to a bathroom shall have an egress window or exterior door.

3. Smoke Detector
Smoke detectors are required in all basements. If the basement contains a sleeping room, a smoke detector shall be mounted on the ceiling or wall in the sleeping room.

4. Fuel Burning Appliances:
Gas furnaces and water heaters cannot be located in or accessed through a bedroom or bathroom. If the furnace and water heater are being enclosed, adequate combustion air shall be provided for these appliances to operator properly. For maintenance purposes, a minimum of 30 inches of clear working space shall be provided in front of the other or disturbing walls, piping, valves, wiring, and junction boxes.

5. Fireblocking
Fireblocking shall be installed in concealed spaces of stud walls and partitions including furred spaces at the ceiling level and at 10-foot intervals along vertical and horizontal. Fireblocking may be constructed of 1-1/2 inch lumber, 3/4 inch plywood or particle board, gypsum board or fiberglass insulation.

6. Space under Stairs:
If the area or space under the basement stairs is enclosed to provide for storage or other uses, the walls and ceiling of the enclosed space shall be fire-protected on the inside with 1/2 inch, drywall.

7. Bathrooms:
Toilets must be provided with a minimum of 24 inches on front of the toilet and 15 inches between the center of the toilet and any sidewall or other obstruction. A ventilation fan or an openable window is required if the bathroom has a tub or shower.

8. Lighting & Ventilation
Lighting and ventilation are required for all finished portions of the basement containing habitable rooms such as bedrooms and family rooms. Lighting requires 8 percent of your floor area in glazed open with a minimum of 8 sq .ft. and ventilation requires 4 percent of your floor area in exterior openings with a minimum of 4 sp. Ft.
